I. Summary
Concerning about the present and potential oversea investors, who are interested in the grand marketplace and low labor force cost in China, we provide them with our service in the full orientation and to benefit them from the conveniences in their investment activities.
II. Service Content
(I) Early stage of the project
1. Decision making in investment
The investment in manufactory projects can be categorized into two types of the product sales in or outside China. The investors of outsourcing in China mainly concern about:
1) Prices of the prime and supplementary raw materials for the production in China.
2) Salary and wage levels for the local labor force in China
3) Transportation expenditures
4) Taxation issues
The investors who want to sale their products in China mainly concerned about: besides the foresaid items as that of outsource investors, they take more focus on the marketplace analysis than others.
To solve the main concerned issues from investors, we need to assist them to fulfill the market investigation in the early stage of investment, analyzing the capacity for the supply of the prime and supplementary raw materials for the production, the price of these raw materials for the production, and the trend of price change, clarifying the salary level and requirements of the technicians, labors and the training program for the staff, the transportation expense, providing the regulations and status of the current imposed taxation and the favored policy for the foreign-investing companies in China (categories of encouraged industries by the government) to overseas investors for the decision making.
2. Selection of the factory location
We assist overseas investors to select the most appropriate factory locations for their production, according to the characters of projects and various relevant elements such as geographic region, marketplace, land price, natural environment, availability in transportation, and local culture etc. By organizing the experienced professionals to assess and survey, we provide with potential selected locations (more than two locations)as references for the comparison and analysis to investors, and help them to make final decisions.
3. Property certificate application
We assist the overseas investors to obtain the testimonial documents for the applied lands from national property administration authority.
4. Project application and approval
Since the Chinese government manages different approval procedures to the new construction projects depending on their scales in investment and the types in production, we can organize qualified professional institutes to compile the documents such as “ Project Application Report”, “Report for the Environment Evaluation ” and the “Report for the Evaluation of Workforce Safety”, etc., following the project characteristics, and organize related experts to evaluate and review each detail issue of projects until the final approval.
5. Property transfer contract
We assist the investors to obtain the approved site plans from Chinese government, to accomplish the transactions of property transferring issues including signing the contract, paying off the closing fees and obtaining the certificate of land.
(II) Implementation & construction period of the project (Provide the full set of the General Contracting Services)
1. We have several qualified professional partners to provide projects-designing service, geological prospecting service, and construction and engineering supervision services.
2. We fulfill the related issues like the power supply and the water supply, etc. affiliated to the project.
3. We are responsible for the arrangement of the power supply, the water supply and the temporary office and living facilities within the construction field.
4. We select the qualified teams for civil engineering, decoration and installation construction, and complete the related works like obtaining the approval for the commencement from the construction administration authority in the government.
